Thank you for renting a property managed by Anne Kent Realty! As a reminder, you have five (5) days from the start of your lease to return a copy of the move-in inspection sheet. The process for handling maintenance issues after move-in are shown below. Please take a moment to review this information.
If you are having a maintenance emergency, please contact Anne Kent immediately at 757-735-4056. Examples of maintenance emergencies include any major electrical problem or power outage, especially to vital appliances such as heating and air conditioning systems; water leaks that cannot be contained in a pail for 24 hours; sewage backups (if this happens, do NOT use your toilet until a repair is made); and no air conditioning when the outside temperature is over 80 degrees or no heat when the outside temperature is below 50 degrees.
For all other emergencies, please dial 911. Your safety comes first!
You can get the best out of your renting experience by performing routine maintenance of key systems, and much of this is also required in your lease. Things like changing your air conditioning filters every month; cleaning air vents; and keeping sink, toilet, and bathtub drains (and garbage disposals) free of hair and inorganic materials except for toilet paper can make a huge difference!
Have you checked your circuit breakers? If they have been tripped, switching them off and back on again may restore power without the need for a service call. For homes heated with gas, be sure the red Emergency Switch is in the "on" position. Some electrical outlets (called GFCI and have small green lights on them) have their own internal "circuit breakers." If something plugged into one of these outlets stops working, try pressing the reset button on the outlet. And finally, if your ice maker isn't making ice, be sure that the wire lever is in the "down" position for the ice maker to operate.
Except for emergencies, all maintenance requests should be made in writing. We prefer that you use this web form and provide as much detail as possible. Including a picture is often helpful to us in diagnosing a problem quickly. You may also email us at anne@annekentrealty.com.
